The House Viewing

Right. House hunting in the Netherlands.

If you're doing this with your Dutch partner, you need to know something.

The makelaar will default to them every time.

They'll look at your partner, direct the technical bits their way,

and you'll become invisible.

This isn't personal. It's pattern recognition.

The makelaar sees a Dutch person and assumes they know the game.

They assume your partner will ask the smart questions.

But here's the thing, your partner might be rubbish at this.

Mine was. Thijs would walk through a house,

nod at the nice floors, and completely miss that the boiler was from 1987.

So today's scene is a bezichtiging.

Sarah and Thijs are viewing a house.

The makelaar is doing what makelaars do,

which is showing you the best bits and steering you away from awkward questions.

Thijs is being typically quiet.

Sarah has to step up.

I want you to listen for three things.

First, how Sarah asks about what you cannot see.

Isolation, the boiler, the neighbors.

These are the things that matter.

Second, how she uses one specific question to read the market.

And third, how she takes control of the pace.

Because makelaars will rush you.

They have three more viewings that afternoon.

House Dutch is thick with abbreviations.

VvE, WOZ, erfpacht.

Gebruiksoppervlakte.

You'll hear some of that today.

Don't panic. Focus on the strategy.

Sarah is not trying to be the expert.

She's just refusing to be ignored.

Let's go to the viewing.

Jullie zijn Sarah en Thijs, toch?

Ja, dat klopt.

Hoi. Mooi.

Dus, dit is de woonkamer.

Zoals jullie zien, prachtige laminaatvloer,

Eh... drie weken nu.

Ja, zeker.

Zeg maar vier of vijf serieuze bezichtigingen.

Het is een populaire buurt, zoals jullie weten.

Okay.

Kom, boven is echt de moeite waard.

Dus hier, eerste slaapkamer.

Ook laminaat.

Inbouwkast is van de eigenaar zelf gemaakt,

Die blijft staan. Best handig.

Ja. En hiernaast?

De tweede slaapkamer, en de badkamer.

Kleine badkamer, maar netjes.

Douche, wastafel, toilet.

Is er ook een toilet beneden?

Nee, alleen boven.

Dat is wel gebruikelijk in dit soort panden.

Hoe werkt dat hier?

Dak is drie jaar geleden vernieuwd.

Geen grote projecten gepland.

En de buren? Hoe zijn die?

Vooral ouderen en jonge gezinnen.

The makelaar tried to move them along quickly, classic viewing dynamic.

Three things to take from this.

First, the phrase you absolutely need: Hoe is de isolatie?

How is the insulation?

This is not optional.

Energy costs in the Netherlands are serious.

Energielabel C might sound fine, but it's middling.

Anything below C and you're looking at expensive winters.

Ask this early.

It shows you informed.

Second, the question that reveals the market.

Hoe lang staat het te koop?

How long has it been for sale?

Three weeks is a long time in a hot market.

It tells you the price is probably too high,

or there's something wrong that other buyers have spotted.

If the makelaar hesitates or says just came on,

they're managing you.

Push gently.

Third, how to reclaim the pace.

Can we look around alone for a moment?

This is your right.

The makelaar will hover.

They want to control the narrative.

But you need five minutes without the sales pitch

to check the window seals, open cupboards,

look at the boiler up close.

Don't feel rude.

Every serious buyer does this.

House hunting is stressful enough without the language gap.

But if you can ask these three questions clearly,

you shift the power.

You're not the quiet partner anymore.

You're the one doing due diligence.
